Like most of us, I’ve struggled to make sense of what has transpired over the last month. When reality shifts on what feels like a second-to-second basis, it’s not only dizzying, but incredibly unnerving. Moments of clarity are a luxury and as we seek answers, we tend to find that we simply end up with more questions. Never before has the physicality of our lives been so disrupted. We’ve all lived through tragic events and economic downturns, but none that restricted our movement and fundamentally changed our behavior. Our daily routines have been interrupted and our sense of reality has been undermined. We have a long road ahead and recovery will take time, but we are a dynamic, inventive species and we will ultimately persevere. I continue to be here for you as a friend and as a resource as we traverse the changing residential housing marketplace. Unemployment and falling consumer sentiment has and will continue to drag residential housing prices down. Thought the luxury market represents less 2% of the overall Las Vegas resale housing market and inventory remains fairly low, we will undoubtedly to see downward pressure on pricing. How long this will last before prices bottom and begin to return nobody knows, but in crisis there is opportunity and at the end of the day, I’m bullish on Las Vegas, a city built on the most audacious of dreams that has matured into a world class destination and community. Over the coming months, I will continue to have a front row seat to a dynamic real estate market with opportunities that haven’t presented themselves since the last recession. I will continue to track the economic indicators that ultimately impact the value of your current home or one that you would like to purchase. I promise to provide the insight and guidance that you expect and deserve. Lastly, please take care of yourself both mentally and physically. This economy is not for the faint of heart, but if you commit yourself to not just surviving, but thriving, you will put yourself in a position to succeed once the seas part. Work out, eat right, sleep well and if you can, find a way to meditate. Also take time to recalibrate, refresh and relax. Watch a movie, read a book, clean your home office, garage or closet. Be productive and help ground yourself at the same time. Stay healthy, safe and most of all sane. Anthony
